Our base fee covers all matters ordinarily included in a sale and is limited to:
- Receiving a signed contract;
- Reporting on a signed contract;
- Pre-settlement enquiries with Council and agent;
- Preparing settlement statement;
- Preparing sale documents and meeting with you to sign;
- Attending to settlement and registration;
- Repaying mortgage.
Our base fee covers the sale of a fee simple or cross lease property only.

We appreciate that you wish to have an indication of the legal costs at the outset before we undertake any work on your behalf. Often attendances will arise which we do not anticipate at the outset.
Listed below are additional attendances which are not covered in our base fee and are charged on a time basis (plus office services of 5% and GST):
- First or subsequent contracts not confirming;
- Preparing the contract;
- Reviewing the contract before signing and pre-contract advice;
- Additional reporting (additional terms/not on the standard Auckland
- District Law Society form);
- Backup offers;
- Council enquiries that are beyond standard pre-settlement enquiries;
- Attendances regarding defects in title and advice;
- Negotiations and price reductions;
- Receipt of requests for confirmation extensions;
- GST/tax issues;
- Settlement date changes;
- Additional bank requirements to release mortgage security;
- Repayment of a mortgage over another property or repayment of more than one loan;
- Obtaining rates credit from the Council;
- Manual registration;
- Company or trust as Vendor;
- Disputes with the Purchaser & price reductions/retentions;
- Delays in settlement;
- Payments to third parties (excluding payments to real estate agent and councils);
- Receiving funds from third parties (excluding any funds received from the real estate agent and purchaser’s solicitor)
- Drafting further terms of sale for an estate sale.
- Attendances in relation to release of additional security;
- Providing AML documentation to a third party including the real estate agent.
Listed below are additional attendances which are not covered in our base fee and are on a minimum set fee basis (plus office services of 5% and GST):
Our additional attendances are charged at an hourly rate of between $280 to $440 plus office services of 5% and GST where a fee has not been specified.
